Value Designbuild Pvt. Ltd. (VDB) is an ISO 9001:2008 certified Bangalore- based company, incorporated in September 2002, under the provisions of The Companies Act, 1956. VDB is engaged in property development and design-build services. The firm is registered with all regulatory authorities in India like Income Tax, KVAT, Service Tax, et.. VDB is a member of CREDAI (Confederation of Real Estate Developers’ Association of India), Bangalore, which is the apex body for private real estate developers in India.

VDB is driven by Koshy Varghese who has over 30 years of experience in the fields of real-estate development, construction and architecture.     A very poorly committed builder. The builder has been handing more than its capacity against ongoing projects, as a resulting it’s impacting the builders commitment to its investors.

    The builder has shown instances of compromise with quality of materials used in his celedon, mint, cardinal..

    VDB has been delaying most of it’s ongoing projects. I recently met a friend who referred me to Willow Farm and a lot looks to be falling apart on that project and I backed out after a site visit. Looks like the builder is struggling to catch momentum on this project and is compromising on the quality committed against a high end project, as sold by the marketing team.

    God Bless the investors in this project with patience. I am not God, but surely will help my friend who is invested here and this note would hopefully help others who want to invest with VDB to evaluate with consultants like Proptiger.

      We are stunned by the baseless criticism of one of our projects and would like to provide some clarifications to the points made.

      VDB’s Response: VDB has been in real estate for more than 13 years and has completed over 16 projects crossing a million square feet of residential space, currently being occupied by hundreds of happy and satisfied customers. The project in question has attracted reputed investors who are very happy with the progress and the value appreciation it has gained over the past two years. We would appreciate if the writer ensures the information he has posted is true and validated by authentic sources prior to publishing them.

      The builder has shown instances of compromise with quality of materials used in his Celedon, Mint, Cardinal…

      VDB’s Response: This at best is a baseless observation. We have in place a team of professionals who take a stringent look at all aspects associated with quality –sourcing, transportation, storage and construction. This apart, we have a panel of specialists/ consultants looking to add value to various aspects translating to customer benefit. Could we be provided with specific instances with brand names where we have compromised on the quality of materials used? We would be glad to look into it and address them if they are coming from a source with a good understanding of the construction ecosystem. If it is one of those casual statements, we would have to let it pass.

      VDB’s Response: Happily for us VDB Willow Farm has been one of the most highly appreciated projects on the real estate landscape. The project in question is almost 75% complete and we will start the handing over process soon. In fact we have committed that we will hand over the finished units beginning April 2016. To say that it is ‘Falling apart’ is at best, a weak attempt to undermine the passionate efforts of several professionals on the project – architects, designers, structural engineers and more… It is one of the finest projects in the making and let’s clarify that ‘everything has and is falling in place’.

      We presume your visit to the site of the project in question was quite a while ago and you haven’t cared to check on the project recently. We are sure you would take back your words. Since inception, we at VDB believe in talking only about things we can show and deliver and the same is true about VDB Willow Farm. The response has been tremendous and several have bought homes.

      VDB’s Response: For your information, Proptiger is not a consulting organization but a sales outfit and several ‘prospects’ who have registered through them have responded subsequently. We are sure you will understand that being in the business for as long as we have been, there are several channels and sources that evince interest in our properties and fortunately for us, most of them have provided good prospects who have become customers. In fact, we have a few clients who have seen the development at its inception and returned and bought with us later.

      Let us say that we are a progressive organization and welcome criticism as long as it is factual and measurable. For your information, our quality of construction compares with that of any builder you would care to name. We would be glad to do an itemized comparison but you need understand the domain. Please feel free to drop in to any of our projects and we will share information on the quality benchmarks we follow through the life cycle. If nothing, you will be better equipped to criticize such projects going forward.
