        Upkar is a cheater company. They sold us the that that belongs to BDA in upkar residency. Khan is not talking to us also and although he is sitting inside the office he tells that he is not at office.

        The site is now being acquired by BDA and this person called Nisaar does not pick the calls too..
        Please don’t buy anything from this cheater company.

        I have found all of Upkar properties have problems as their paper work is at fault. Upkar buys all litigation lands for a very cheap cost and sells to the customers, then later the customers face issues

          Yes, Upkar Habitat has issues with site numbers #1 to #7 – DO NOT BUY these; matter is in court & police station, you will lose your hard-earned money; we are not sure of other sites – but site numbers #1 to #7 are encroached sites; please do not buy

    Upkar properties/estates are real fraud people. they had developed layouts which do not have proper conversion order. Upkar residency one of their first layouts is also fully fraud is is now getting acquired by BDA. Upkar medows has problem, Upkar ockland has full problem.

    In another one or two months you can see all abut upkar developers in media. Khan, Nisaar, Vamshi and internal people are fraud. Nisar is a big choor, he cheated khan only.

    stay away people from this property for your own good. I am currently suffering by booking apartment in oakland. don’t buy

      Hi request you to provide STP, swimming pool and club house as you promised while selling plots at Upkar Meadows. Owners are waiting for the past 6 years for this. We also approached you many times requesting this.

      Hi, I am also a plot owner in Upkar Meadows. Please do not simply say that our complaints are baseless. We have paid our hard earned money and some of us are still paying the loans.

      As you are already aware that club house and the swimming pool was not yet built in the layout. Further, the roads were in very bad condition. There were bushes grown all over the place.

      A team from our plot owners had already spoken to upkar management for many times and no solution yet received for many issues. Plot owners are struggling on their own with the basic infrastructural failures.
      We are always open to get any help we can get from your team. Unfortunately, we are not getting much attension from your team.
      This project has the potential for success and its only possible with co-operation between management and the owners.

      Do you exist if all complaint are baseless? I am a resident at layout. And i advise all customers to talk to any of layout resident first before dealing with upkar. Actually can Upkar mention here which project is completed by them with all amenities? None in fact.Upkar developers ran away from project by handing it over to government without even providing all promised amenities. Layout is not maintained even in basic sense. Very bad quality of work done and all residents as well as plot owners are suffering. Those who purchased sited 10 years back are not even getting their investment value doubled in one decade. Upkar developers are cheaters and have never completed promised amenities at any layout. I am a resident at layout and i strongly advise any customer to talk to residents at layout. DO not fall in their trap.

      Simply do not use jargon that management is willing to listen or discuss.

      If all the promises mentioned while selling are fulfilled, then why would everyone spend or waste their valuable time on doing this.

      The issues mentioned about Upkar is genuine and they are posted by all your so called “CUSTOMERS”
      I would urge you to start adopting the Upkar Meadows responsibilities that lies with your company.

      As
      a matter of fact, in this current situation I believe there is no body
      else apart from owners has anything to do against Upkar purposefully.

      We
      have made the investments in the layout from years (some of them are
      over 10 years, if I am not wrong) and the appreciation is hardly
      anything. The site purchase 4 to 5 years back is still the same even
      today.

      Most of the owners have made their quick plans to construct
      houses and eventually started dropping or reselling due to poor and
      poor maintenance. Security is a big challenge currently that one is
      facing in the layout and we have even seen a trespassers from adjacent
      village where we do not have strong control to defend the situation.

      The
      maintenance has completely become defunct wrt to Non-functioning of
      Electric Transformers, Parks that are marked even in the approved
      layouts, unknown owners (as records are lost by your team), open Entrace
      from all the sides of the layouts leading to thefts, no compound wall
      to the layout completely, No street lights, etc etc etc..

      Imagine
      yourselves putting in the situation, where families who constructed the
      houses are now facing the threat from SNAKES due to all bushes popped up
      all over the layout.

      I am bit amazed how you could any Developer
      find a reason in comparison to no. of sites are 1250 and only 20
      resident to pay the maintenance for complete layout ?

      How does one Developer would work after post sales, we are expecting the same thing from you…….

      We
      have made several attempts to formulate and bring the things into share
      for maintenance and starting all the amenities that you have promised
      but NONE of them are succeeded. When situation fired up by all owners
      coming to your office, then you sent a proclaimed of Swimming Pool and
      Club House construction but again…it went in despair !

      We have
      asked support to get the owners communicated for the start up of
      maintenance, then Upkar has come back that they have lost all the
      details and need to reconcile !!!

      Please let everyone know where
      the things are heading to improve here….for every effort that we try
      to make and you being the seller make a road blocks for us to improve.

      We
      had formed association ourselves as you have made the comment in every
      meeting and we did it. and with same courage and strength we are pooling
      money within the contacts that we gathered and trying to fix things
      like Cleaning up bushes, Repairing of Street Lights etc.

      You may go and see your self what we can do as owners group which you cannot do as A REPUTED FIRM – “UPKAR DEVELOPERS”

      Coming
      to another fact, the owners who had invested in this layout are mostly
      Software Engineers reason being the layout location amidst IT zone. Most
      of them have investments in other areas of Bangalore but has same
      common problem with this layout in comparison to others developers.

      I would rather pity, if UPKAR is still trying to blame the situation created by own and not showing mercy on us !!!

    Hi Upkar estates, i am a plot owner at upkar Meadows. Request you to fulfill the promises which you have made while selling the plot. The swimming pool and club house is not yet built. The STP provided is non functional. Many transformers are not working, tar roads have gone very bad. Though your legality is good the amenities are not delivered though all residents have asked for it several times.

    Please do not fall into the trap. Upkar Meadows are cheaters. Nothing was provided that is being listed. No clubhouse, no swing pool, no STP. Even after repeated requests nothing was addressed. Even the allotted park area is being sold after approval. Request not to fall into their trap. The GM says it will be addressed but all of us from the layout have been following up since more than 5yrs and nothing was done and the response itself was really really poor. Even the security issue was not addressed.

    hi dear buyers. if you are looking for investment or to buy ur dream house upkar is not the right place. all false promises. not even a single promise made by them at the time of sale will be fulfilled. layout formed 10 years back are still waiting for basic infrastructure and amenities. inspite of multiple mails and visits to their office for club house swiming pool street lights etc they are only saying wil do. 10 months back they promised club house and swiming pool in upkar meadows til date not even a stone moved. we plot owers are collecting fundes and installing street lights cleaning the shrubs developing play area etc. shamless upkar mgt have stil not come to start their promises.

    I was addressing to a specific few individuals whom we have noticed posting comments as cheaters and fraudsters and who are not willing to discuss with us in person, it is for those few individuals i had addressed as baseless. (There are many among these individuals that we have found not belonging to Upkar) coming back to all the concerns with regards to the maintenance and the developments of the layout, there are big challenges with regards to the big layouts like these where we have more than 1250 sites in each layouts. when 20 residences pay the maintenance charges among 1250, is there any scope for any developer for that matter to maintain 1250 sites, i will not be in a position to explain all in detail, hence kindly call at the given number or visit me at my office from morning 10 to 7 with prior appointment, i am willing to address all concerns.

      It seems Upkar has started lying now after cheating. Above reply by GM’Desk is one example. These reviews are genuine, i am one of the resident at Upkar Meadows. Forget about maintenance issues, where is club house & swimming pool promised by upkar. Was it not cheating that without completing amenities you handed over layout to panchayat and run away from project? Was not plot owners association is in contact with you for last 8 months? We have mails & other proofs to show that all concerns raised in reveiws are true. If you continue to remain in denial than we residents will put up all proofs every where on net for every one to see & decide how honest you are. Instead of countering genuine reviews & trying to run away, you call association members and sort out issues with all. You have made no efforts till now to even look in the issues with layout.

    I am one of the Plot owner in Upkar Meadows , Bought site in L series in 2014.
    To my surprise asphalting/tarring of the stretch of road connecting main layout is not done yet. This work is pending from day one and no one really addressing this concerns .I have contacted chandrakantha tg of Upkar Developers and couple of mails are sent but no resolution till today. Also this is true there is no Swimming pool and Club House . STP for name sake there is One board Upkar has put and same is not functioning .

    Beaware of Upkar’s new projects like Upkar Royal Orchid and Upkar Spring Valley. All conversion papers are fraudulent. There is a big LAND MAFIA that is going on. I had contacted upkar and got the papers for lawyer verification, on verification there were no clear mistakes. But once you go to DTCP you’ll find that there is no conversion order under that number.

    I have read other reviews of Upkar telling the same thing as well. Beware of this FRAUD DEVELOPER
