Early 2015 will have one of the most awaited Prelaunch project from Sobha DevelopersSobha Dream Acres“. Specifically designed for nuclear families and salaried professional, this project expected to spread across 81 acres. Will consist of 6500 apartment units with 1 and 2 BHK.

Located in Panathur Main Road, East Bangalore, Sobha Dream Acres is at mid of four major road connecting the city namely Marathahalli road, Varthur Road, Outer Ring Road and Sarjapura Road. Termed as “Golden Quadrilateral” due to easy accessibility to all major part of IT corridors. Targeted mainly for IT professional, this project is expected to have huge sales.

With the new launch Sobha will foray in mid segment homes. Sobha Developers are known for premium segment with cost of homes costing over 1 crore rupees. With lot of demand in mid segment houses in bengaluru, their entry will change real estate dynamics on the ground.

Launched in five phases, with units priced between Rs 35 lakh and Rs 75 lakh. Targetting people with annual incomes of Rs 15 to Rs 25 lakh. New project will see 1-BHK (Bedroom, hall, kitchen) and 2-BHK units ranging in size from 1000 Sft will cost Rs. 55Lakhs and will be built using pre-cast technology. Sobha to Launch “Aspirational Homes”

SOBHA is planning to launch ‘Aspirational Homes’ in Panathur Road, Bengaluru, a first of its kind for the Company. The project will entail SOBHA’s trademark quality standards. It will not just cater to the residential aspirations of the salaried professionals but will also be ideally suited to the requirements of the nuclear families in today’s scenario. The project will be developed with the help of pre-cast technology using best-in-class machinery that will be imported from Germany and Italy and installed at the project site.
The Project is located in the midst of the four major roads in the city – the Outer Ring Road (ORR), Marathahalli road, Varthur road and Sarjapur road – aptly termed the ‘Golden Quadrilateral’. It is located in the heart of the city’s development and is one of the most sought after locations in the city. The project is not just ideally located in close proximity to the city’s IT corridors but is also located at a convenient distance from the best hospitals, schools, colleges, malls and other recreation centres.
The project is expected to have a total developable area of 10.26 million square feet and total super built-up area of 7.57 million square feet, set on a total land area of 81 acres. The project will comprise of 1 and 2 BHK units with SBA ranging between 650 to 1,200 square feet, with over 6,000 units. The project will also contain abundant green spaces for sports and recreational facilities as also natural lighting and ventilation.
Speaking on the occasion, Mr. J. C. Sharma, Vice Chairman & Managing Director, Sobha Limited, said, “This is not just our maiden project in the aspirational series but also one of the largest developments we will be undertaking in a prime location. Coming from the house of SOBHA, this project is designed to be the best in its category. For the aspiring yet quality conscious and value discerning customers, the project offers optimally designed functional units with various practical amenities.”
“While pre-cast technology allows for modular structures to be built and assembled with ease, the process of mechanisation helps us reduce our delivery timelines. The technology is also a safer and a more environmental friendly technology that is known to reduce the number of processes involved in the construction methodology vis-?-vis the conventional method. The project, which is expected to be launched in the next quarter, will be competitively priced and is optimally designed to suit the customer’s every need,” concluded Mr. Sharma.

    I have cancelled my booking and the sales executive is not ready to refund a single rupees for cancellation. I have tried to pursue Shoba at all level but nothing happened. Shoba is big cheat and looting innocent customer to build their empire. Please spread to all known people in your circle not to invest in Shoba.

      Even I had the same experience,at the time of booking they cheated with eligibility of loan and swiped my card to make the payment.
      Later I realized its big mistake and that will lead me to financial problems , I tried to contact concern team(India homes) to cancel the booking but the no actions.

    4.2 feet corridor width, its very small …buyers please look into this fact if you are ok living in 4.2 feet corridor after paying 61(1000 sqft) or 72 Lakhs (for 1200 sft flat) then do book.

    I recently heard that they are telling customers that they are giving less space outside (corridor 4.2 ft) so that they can give you more space inside, so I took my paper and pen and found that they are giving less than 69% carpet area.. most of the people do not do the calculation and accept marketing team words. reality is they are giving less corridor to make more flats, even 100 EXTRA flats will give them profit. govt put restriction on FAR(FLOOR AREA RATIO), Govt say in this much land you can do max this much construction area…whether that area is used for corridor or for some more extra flats is up to builder.

    Below is the calculation.(this calculation is for 1205.47 sqft flat)

    1205.47 sqft is equal to 111991827.6 sqmm. (since Sobha specify area in MM hence I am doing calculation in MM)

    kitchen= 7650000 sqmm

    balcony= 8362800 sqmm

    living= 25398000 sqmm

    Bothy Toliet= 7200000 sqmm

    kids Bedroom = 10404000 sqmm

    master Bedroom = 14314000 sqmm

    passage (1050×3600) = 3780000 sqmm

    Total is 77108800 sqmm

    1205.47 sqft is equal to 111991827.6 sqmm and 69% of it is 77274361.044 … means they are not giving even 69% carpet area and saying that we are giving less space outside so that we can give more space inside.

    Sobha is cheating people, there is factory going to be build in the near by place, It is complete forest area not even a village. Outside the town more than 7 km from the outer ring road. The road are very scare and not safty to travel after 6 pm. The locality is uncivilized…. Sobha promise a lot but they normal don’t keep there promise. My Brother has taken a flat marathahalli at yumlur he is regrating it say it not worth it.

      Bangalore is growing at a very fast rate, so Sobha may be exploring new avenues for their upcoming projects. So, we need not be surprised if that locality develops rather quickly.

    Sobha is a big liar the price 2bhk is around 75 L… This project booking they have start on Sept- Oct. But they say they have start booking from March 2015 not correct.

At a surprising price range, they were offering facilities like tennis courts, basket ball courts, jogging tracks, squash courts, five swimming pools, five club houses, and so on. It’s definitely a wise investment option.

    The major reason that made me purchase a 2bhk home with Sobha Dream Acres is, it’s located in the area surrounded by the Outer Ring Road, Sarjapur and Whitefield. Since my office is in Whitefield, the travelling hassles faced while going to and coming back from office will be eliminated now.
