    1. Location, including ease of access to north or south on outer ring road. there is no need to make weird u-turn etc to head towards either Marathahalli or Sarjapur direction
    2. Club house amenities are extensive

    1. Stench emanating from Bellandur lake on one side and STP on other side. Its truly unbearable and windows must be closed to avoid bad smell, mosquito, flies, etc.
    2. Terrible quality of construction. Flushes overflow, plumbing leaks, doors dont close properly, and so on
    3. Excessive mosquito in the evening, particularly in the commons areas and parks etc.
    4. Property is surrounded by slum on 2 sides, which is not just unhygienic but also has 24-hour flow of tankers, trucks etc. This results in loud noises around the clock and lack of access to the promised land of mini-golf, tennis courts etc.
    5. Above mentioned amenities including mini-golf, tennis courts etc. have no line of sight on completion dates (have been fed lies for past 8 months now!)
    6. Housekeeping and property management company Propcare is least responsive and highly inefficient. Any open issue remains unattended for weeks and is then closed without any proper action or follow up.
